Floor Plan

Specification

Structure:

  • RCC framed structure with 9’ External walls and 4’6” Internal partition walls with Chamber Bricks.
  • Floor to Floor height will be maintained at 10’.

Wall Finishes

  • Internal wall finished with 1 coat of Primer, 2 coats of Putty and 2 coats of Emulsion Paint.
  • External wall finished with 1 coat of Primer and 2 coats of Weather Proof Emulsion Paint.
  • Ceiling finished with 2 coats of Putty and Emulsion Paint.
  • Bathroom walls finished with Ceramic Tiles right up to the Ceiling height.
  • The kitchen wall finished with Ceramic Tiles upto 2′ height above the Kitchen platform.
  • The utility area finished with Ceramic Tiles up to the Sill height on all sides.

Flooring

  • Living, dining, kitchen and all bedrooms – 800x800 Hi end vitrified Tile.
  • Balcony and toilets – The floors would be kitted out with 12″ x 12″ anti-skid ceramic tiles.
  • Lobby and staircase- Granite Flooring with SS railings.

Kitchen

  • 2’ wide cooking platform with black granite with half round nosing will be provided.
  • Stainless steel sink with drain board (1 mm thick) (36″ x 18″) of Prince/equivalent make shall be provided.
  • Provision for chimney and water purifier

Bathroom

  • Black granite table top with white colour basin and western style closet of Jaguar/Equivalent with health faucet in all bathrooms.
  • Sanitary fitting will be of Jaguar/Equivalent.
  • Provision for Geysers will be given in all the bathrooms.
  • Concealed wall Mixer shower unit for all bathrooms.

Doors/Windows

  • Main Door- Teak wood Door & Frame with French window of 5’x7’, 40 mm thick shutter, Stainless steel hinges, magnetic door stopper, Dorma/equivalent Lock, Anodized Brass Handle, Brass Tower Bolt (top and bottom) and Door Eye.
  • Internal Doors- Hard Core Flush Door of 3’3”x7’ with 40 mm thick shutter with Stainless steel hinges, magnetic door stopper, Dorma / equivalent locks.
  • Bathroom Doors- WPVC door with Water resistance on Internal Side.
  • Balcony- Strong, elegant, termite-resistant UPVC French doors and toughened glass will be provided and will have glass & SS railings.
  • Windows- UPVC sliding windows with see through glass.

Electrical

  • Concealed insulated copper multi-strand wires of Finolex/equivalent make.
  • Modular Switches and Sockets will be Legrand/Equivalent.
  • 3 phase distribution board of ABB/equivalent make with MCBs and ELCB of Indo Kopp/equivalent make.
  • Modular Switches of Anchor Roma/equivalent.TV points will be provided in Living and all bed rooms.
  • AC points will be provided in all bedrooms and Living room.
  • Provision for AC outdoor unit (Single unit for all AC’s in a flat more power saving)

Compound Wall

  • Compound wall of 5’ Height will be provided on all sides retaining existing walls, if any.
  • Road side wall & entrance gate will be built with aesthetic look as specified by architect.
